Booking & Payment
- Booking confirmed after 30% deposit.
- Remaining 70% due on check-in or 3 days before via bank transfer.
- Confirmation sent within 24 hours of payment.
- Payment: bank transfer, Wise, cash (USD/VND), USDT.
Check-in & Check-out
- Check-in: from 2:00 PM
- Check-out: by 12:00 PM
- Early check-in (from 10am): free if available, on request.
- Late check-out (until 6pm): $10-20 surcharge, on request.
- Keys handed over in person with apartment tour.
Deposit
- Short-term (under 1 month): no deposit required.
- Long-term (1+ month): deposit = 1 month's rent, refunded on checkout.
- Joint inspection at check-in and check-out.
Cancellation
- 7+ days before: full refund.
- 3-7 days: 50% refund.
- Less than 3 days / no-show: no refund.
- Holidays (NYE, Tet, Christmas): cancel 14+ days for full refund.
- Force majeure (natural disasters, border closures): full refund or date change.
House Rules
- Smoking: not allowed indoors. OK on balcony/terrace.
- Quiet hours: 10pm — 7am. Please respect neighbors.
- Guests: max per booking. Extra guests by arrangement ($5-10/night).
- Parties: not allowed without prior agreement.
- Pool: open 7am-10pm. Children under 12 with parents.
Damage Responsibility
- Guest responsible for damage beyond normal wear.
- Repair/replacement costs deducted from deposit (long-term).
- Short-term: compensation by mutual agreement.
- We recommend travel insurance before your trip.
Pets
- Pets allowed by prior arrangement.
- Extra cleaning fee: $20-30.
- Guest responsible for any pet damage.
